An HVAC (Heating, ventilation and air conditioning) unit can be a very useful piece of equipment. The unit itself is made from thermodynamic technology and works by regulating humidity and temperature to a specified range. It is used in numerous homes, industrial buildings, skyscrapers, marine vessels and aquariums. They can also be found in places like indoor ice rinks and spas where the temperature has to be regulated continuously.

As effective and necessary as those units can be it is important to keep them well maintained and inspected annually. Due to the complexity of the mechanics in an HVAC system a lot can go wrong if general maintenance isn’t carried out regularly. If you own an HVAC unit and it is not working correctly you should always get in touch with a professional contractor who specializes in HVAC repairs to locate the source of the problem.

Beloware some of the most common faults than can occur in an HVAC unit:

Water/air Leaks

Water and air leaks are extremely common issues with the units. Usually they are the first things an HVAC maintenance professional will check. If there is drips of condensation coming from your system or if the pressure seems to have dropped dramatically then you might be dealing with one of the above leaks. Both are relatively simple to fix.

Dirty/Clogged Filters

All modern HVAC units have internal air filters build in. They are extremely lightweight and help to keep your system dust free. The downside is because they work so hard to maintain the system they are prone to becoming clogged and dirty if not washed or replaced regularly. Some of the issues that may occur are over-heating of the filters which can damage the unit and in some cases cause a fire. They can also freeze up and prevent your unit from functioning properly, this can result in poor performance and permanent damage to the equipment long-term.

Heat Pump

The heat pump plays a vital role in the day to day running of the unit. It is the component which converts hot air in to cold air and also in reverse, cold air into warm air. Over time the pump can become worn and should be inspected regularly to ensure it is functioning correctly or it may cause more damage and extra expense to repair.

Damaged Fans/condensing coils

Another very common problem which can occur with many units is damaged fan/fan bearings and coils. All of those components help with the smooth running of the HVAC system and should they become damaged or worn it slows up the entire unit. On numerous occasions all they need is some lubrication to help them run smoothly again.

The above faults are just as a guideline of what to look out for should your unit stop running normally. You shouldn’t ever attempt to fix the faults yourself unless you are qualified to do so. Always seek advice from a professional contractor who has the correct license and certificates to be repairing HVAC units.
